We are a sector-specific, Czech real estate investor focusing on European daily needs-based retail parks. We seek investment opportunities in politically and economically stable areas in Central and Western Europe. Our goal is to create long-term value for our investors, partners and communities. Our Investment Approach
Developed and stable region
We are an experienced Prague-based manager operating in well-known and highly developed countries in Central and Western Europe. The Czech Republic is an EU member state with significant trade connection to Germany, largest EU economy.
Grocery & Daily Needs anchored
We focus mainly on the defensive asset class of daily needs-based retail parks. A substantial share of the net leasable area comprises grocery and value-oriented stores offering low-priced goods.
Strong resilience to volatility
A creditworthy tenant mix generates stable income despite economic fluctuations. They are able to pass rising costs onto consumers. European demand is price-sensitive in general, and therefore value-oriented retailers thrive when consumer spending plunges.
Long-term lease agreements
The weighted average lease expiry is one of the key fundamentals ensuring stable income. A proactive approach allows us to maintain an above-standard WALE, enabling us to deliver stable returns
Varied risk diversification
We take a conservative approach to risk, and extensive diversification is a fundamental principle of our philosophy. We manage a large portfolio of 66 properties in five European markets with more than 200 sector-varied tenants.
Stable track record
We want to deliver a long-term sustainable return on investment. Over the last five years, the average annual master fund return was over 10%. Forecasts are based solely on rental yield, not on capital value growth.
The Success of Daily Needs-Based Retail Parks
Consumer staples. Defensive character
A retail park, or strip mall, is a specific type of commercial real estate. It is a large ground-floor complex of stores, usually located in or near the outskirts of a city. It specialises primarily in daily needs–based goods that consumers seek in all economic conditions. These are mainly grocery, daily needs or other essential stores. Value-oriented stores, which offer goods at lower prices, are a very popular and growing segment in the European region.
Retail parks are easily accessible for customers, and usually feature large car parks. As a result, customers are close to the shops and the shopping experience is convenient. The individual stores have their own entrances and do not share any common areas with other stores apart from the car park. This has a positive impact on the operating costs for the individual tenants.
In terms of sustainability, retail parks offer many opportunities for implementing ESG measures. or example, because of their size the store roofs can be covered with photovoltaic panels generating clean energy. As a result, we minimize our environmental impact, providing a healthy and resilient environment for our tenants and communities.
